Rental yield simulator for Portugal
Enter the price, the rent and the running costs: the simulator works out gross and net yield and the payback time, with the IMT and stamp duty on the purchase already included.
Where a year of rent goes
Indicative simulation based on the figures you enter. It is not tax advice or a guarantee of return. Rental income tax and IMI depend on your situation and municipality: check them with an adviser or the Portuguese Tax Authority.
How it is calculated
- Gross yield = 12 months of rent ÷ property price.
- Net yield = (rent for occupied months − IMI − costs) ÷ capital invested, which includes the IMT and stamp duty on purchase (2026 tables).
- Tax = the rate you set × (rent − IMI − costs), never negative.
- Payback = capital invested ÷ annual net gain after tax.
Questions about rental yield
What is the difference between gross and net yield?
Gross yield only compares the annual rent with the property price. Net yield deducts vacant months, IMI and running costs, and also counts the IMT and stamp duty paid on purchase as part of the capital invested.
Why does the simulation include IMT and stamp duty?
Because they are real purchase costs: they raise the capital invested and lower the yield. We use the 2026 tables from the IMT calculator, for the second-home or non-resident profile.
Which tax rate should I use on rental income?
The default is an editable assumption, not advice. Taxation of rent depends on tax residence, the type of lease and the regime you choose: check it with an adviser or the Tax Authority.
